The earliest conversation is the most valuable.

By the time most companies engage a broker, the most consequential decisions have already been narrowed by default. The earlier the conversation, the wider the option set and the better the eventual decision. We work with clients well before there is a defined transaction, because that is where most of the value gets created.

A lab decision is an operating decision.

Hiring plans, milestone schedules, capital efficiency, and scientific direction shape the right answer more than the lease terms do. The strongest real estate decisions emerge from understanding the business first and the building second. We model the operating picture alongside the real estate, every time.

Specificity is a form of respect.

Generic advice wastes the reader's time and the client's money. Every recommendation we make should rest on specific market data, specific deal comps, and a specific understanding of the company's situation. The work is detailed, and so is the writing about it.

Miles Arnold
Co-Lead, Life Sciences Advisory Group · Voit Real Estate Services

Miles co-leads the Life Sciences Advisory Group and focuses on tenant strategy, deal economics, and the analytical layer of every engagement. He works closely with founders, operators, and corporate development teams to translate complex lease economics into clear decisions: what the space actually costs, where the landlord has room to move, and which terms will matter most when the company hits its next inflection point.

He takes a quantitative approach to every deal, modeling true occupancy cost, stress-testing TI structures, and surfacing the terms that protect operating flexibility as companies scale. He also integrates AI and modern data tools directly into the advisory process, from market analysis and financial modeling to deal documentation, so clients get faster, sharper answers at every stage of a transaction.

Outside of the Life Sciences Advisory Group, Miles also represents technology and defense-tech tenants and works with his father, Glenn Arnold, on family-owned commercial real estate advisory at familycreadvisors.com.

Chris Durbin
Co-Lead, Life Sciences Advisory Group · Voit Real Estate Services

Chris co-leads the Life Sciences Advisory Group and is the team's technical lead. He has worked across the San Diego lab market through multiple cycles and brings deep technical fluency in lab buildings, infrastructure, work-letter mechanics, and the operational realities of life science tenancy.

His clients rely on him for the parts of a lab decision that require real technical engagement: HVAC capacity, lab gas distribution, drainage and acid waste systems, generic versus fitted lab tradeoffs, and the practical implications of every line item in a landlord work letter. He treats each engagement as a translation problem, turning landlord proposals, lab specifications, and TI scopes into language that founders, operators, and finance teams can act on.
